“We have seen a real decrease in clients from the US thanks to the role that the US media is taking against Mexico, but seen a huge surge in clients from Brazil, Germany, Canada and other parts of Mexico that really make up for it” says sometime blogger and all time Real Estate Sales Associate  Leah Campbell.  “The market cooled off for a bit, then picked right back up.  That is the advantage of living in a place that is this International, there are so many things influencing the market that it has a life of its own.”

Wine and Food and People.....Oh My!!

From the 15th to the18th of March a food festival will take place in Cancun. Its little name: The Riviera Maya Wine and Food Festival. 2012 is the first edition. The festival challenges the food of the entire American continent! Those countries have now the opportunity each year to rival for first place for the best culinary artist!!
2012´s world best culinary artist is Spanish chef Ferran Adrian. He will be the guest of honor for this first edition!! The festival lasts 4 days. Every day, competitions and special events are organized to determine which culinary chef is the best one! All the festival is sponsored by many famous companies canvassed beforehand.
Some packages with tours companies are even available if you want to enjoy more of the region. Just go on the website and you will have an overview.
The Wine and Food Festival does not want to be only another activity on your calendar. They also have the willingness to reach out and  participate in the life of the locals!! Indeed, they chose a worthy local charity (which has helped seriously with the youth in difficulty): the festival will grant scholarships so that the students will have access into the University. Nice initiative!
On the 18th of July 2012, another food festival takes place: The Taste of Playa in Playa Del Carmen. This festival was born in 2009 and aims to challenge the local chefs. Tourists and locals can admire the variety and the quality of the Mexican food. Every year local chefs have to be very exigent with themselves and need to be more innovative –but by still respecting the traditional characteristics-in their dishes to outstrip their competitors.

Can Foreigners own land in México?

The Mexican Constitution, passed in to law in 1917, created what is called the "Restricted Zone". This Restricted Zone is 100 kilometer (62 miles) from the borders and 50 kilometers (31 miles) from the coast. And in this Restricted Zone only Mexican can own the land.

In the 1960's the Mexican government recognized that there was a lot more money outside Mexico that inside Mexico. To attract foreign investment, a Bill passed in 1970 created a legal way for foreigners to invest in Mexico. This new law allowed the creation of a trust ("Fidecomiso" in Spanish) with a Mexican bank holds the title and administers the trust, thereby satisfying the Constitutional requirement for Mexican ownership in the Restricted Zone. The foreigner is the beneficiary of the trust and control the land (rents,sells,improves, whatever...)Because of this 1970 Fideicomiso Bill, major foreign investment flowed into Mexican and we witnessed the developments of Riviera Maya,  Cancun y Cozumel. Featuring Puerto Morelos




Puerto Morelos is a unique community located on the eastern coast of Mexico overlooking the Caribbean Sea. It is considered the gateway to the Riviera Maya, located 15 minutes south of Cancún International Airport and 36 km north of Playa del Carmen.

In contrast to all the expansion that is taking place along the coastline, Puerto Morelos will retain its small village atmosphere, due to several factors. The government has declared the reef area and the mangroves, which exist behind the town, ecological preserves. Also, unlike Playa del Carmen (which has sustained major growth over the past 10 years), the lot sizes in Puerto Morelos are small with strict building codes enforced. It is the intent of the locals to keep development to a minimum.  People come to Puerto Morelos to avoid the high prices of Cancun and Playa del Carmen. The recent history of the town began in 1936 by presidential resolution when the Cooperative known as Puerto Morelos was founded .The demarcation and physical boundaries are delineated in 1944.  In the census of 1950 a population of 80 inhabitants was reported. Since then, the city´s formal demographics are estimated as follows.

Due to the environment geography of Puerto Morelos (mangrove swamps and coral reef), the human settlements have remained divided along Federal Highway 307 (east and west.) The settlement located on the coast and to the east of the federal highway is known as the "Puerto" or "Old Puerto Morelos".  The settlement immediately to the east of the Federal Highway is known as "Colonia Pescadores". The settlement to the west of the Federal Highway is known as " Colonia Joaquín Zetina Gazca. "

According to the results of the Census of the National Institute of Statistics, Geography and data processing (INEGI) of 2005; Port Morelos reported 1,097 inhabitants, while the Colonia Zetina Gasca, reported 6,629 inhabitants plus 108 more located in the Zona Suburbana, for a total of 7.726 inhabitants. The new housing zones to the north and west of the Colonia Zetina Gazca are in full population growth:  The zona urbana "Luis Donaldo Colosio", the division "Villas Morelos I, the division "Villas Morelos  II", and the residential area "Buccaneers".  Due to these developments the population in October of 2007 was estimated to be more than 10.000 inhabitants.
