Consejos para Vender su Propiedad By Real Estate Playa del Carmen



 



Es muy importante preparar tu casa cuando se pongo a la venta ya que puede hacer una gran diferencia en el tiempo de venta.  Usted puede ayudar al Agente Inmobiliario a eliminar las objeciones que puede tener el comprador  al realizar reparaciones y mejoras necesarias para la vista del comprador, por eso les sugerimos lo siguiente:





 Alrededor de la Propiedad – Outdoors

  • Decore su jardín ó pode el césped, reemplace sus arbustos ó las plantas muertas.
  • Jardín y patio debe estar limpio, los muebles al aire libre deben estar limpios y en buen estado de no se así es mejor retirarlo y causar mejor impresión.
  • Limpiar o pintar su puerta de entrada – recuerde que las primeras impresiones son más duraderas!
  • Asegúrese de el camino a la entrada de la propiedad esté libre del desorden.


Exterior

  •  Tómese el tiempo de revisar la iluminación exterior y que este en buenas condiciones.
  • Retoque con pintura fresca, según sea necesario.
  • Inspeccione de grietas o daños visibles
  • Repare fugas de agua y humedades.
  • Limpie los mosquiteros y manchas en las ventanas.


Cochera

  • Elimine el desorden y  poner en orden las repisas ó en contenedores.

  • Limpie el piso.

Sala ó Living Room

  •  Aplicar pintura fresca donde  sea necesario ... pensar en iluminar sus interiores en tonos neutros con pintura.
  • Limpie sus tapetes si existe alguno como parte de su decoración.
  • Reemplace los focos fundidos.
  • Limpiar mosquiteros y cristales de las ventanas.
  • Limpie sus cortinas ó reemplace sus persianas dañadas de las ventanas.

 Cocina

  • Eliminar desorden en tarjas, barra  y limpie electrodomésticos.
  • Limpie todo los utensilios de cocina que estén visibles a los ojos del comprador.
  • Limpie sus azulejos ó reemplace si es necesario.

Baños

  • Limpie los espejos, vidrio, cromo y superficies de porcelana.
  •  Vuelva a colocar cortina de la ducha si es necesario.
  • Repare cualquier goteo del grifo o fugas.
  • Limpie las juntas de sus azulejos ó paredes del baño. 
 Closets
  • Puertas y cajones deben abrirse y cerrarse fácilmente.
  • Elimine el desorden, estantes poner en orden.
  • Zapatos y ropa debe ser bien ordenados.

En General

  •  Verificar  los aspectos básicos de la casa. Le tomara sólo unos minutos para comprobar que todas las puertas, ventanas y closets estén en buenas condiciones.

  • Limpie sus accesorios de cocina y calentador de agua para que los compradores  se sientan cómodos y noten que están por adquirir una  casa que ha sido muy bien cuidada y no están comprando problemas.

The Occupancy Rate In Playa Del Carmen!

Playa Del Carmen, located in the Riviera Maya in Quintana-Roo, this area is very famous in Mexico but also outside the country. 

Attracting on one hand many Mexican tourists who want to go away from the city activities for a week-end, or who want to gather with their family in a nice place to relax during days-off, for example.

This rate in Playa del Carmen is the highest in the Riviera Maya. It overcomes Cancun’s rate and also Cozumel’s and Tulum’s as well!

Ejidos? Mexican lands!

Ejidos are a complicated part of Mexican history. An ejido is land which Mexicans are given the right to use for living and working (usually farming). The land cannot be sold, leased or transferred to anyone not an ejidatario. The permission to use the land can be transferred to other Mexicans, but not to non-Mexicans.

When ejidos were originally granted, they were placed in non-prime locations at the time, usually in places where the towns weren’t. Nowdays, you can find ejidos situated on beautiful and highly desirable beach locations. Non-Mexicans see these beautiful beach front properties being used by a few Mexican peasants and offers are made to purchase the property. Money changes hands and often homes are built by the non-Mexicans. Tough luck for these non-Mexicans who didn’t consult with a qualified and dependable Mexican real estate attorney about a title search and what is ejido land and who is eligible to own it.

All non-Mexicans who occupy ejido land are illegal trespassers on that land, because only Mexicans are allowed to use the ejido land. Before buying property in Mexico, make certain you are buying property which you can legally own.
